Let's say you buy a rental property for $100,000, using a $35,000 down payment from your IRA. The rents pay the monthly loan payments and all other costs, leaving you $200 in net monthly cash flow. At the same time, the property increases by the long-term average of about 6% a year. That's $6,000. Finally, after the first year, you've reduced your loan balance by another $1,000.

So what's your total gain?

It's $9,400. That's $6,000 in appreciation, $2,400 in net rents, and $1,000 in amortization (reducing the loan balance). But your down payment was just $35,000.

That's a 27% return on your investment!

But it gets even better ...

If you learn how to buy under market value and in the fastest-rising areas near where you live, you can easily get greater net rents and see 10% to 15% appreciation or more in the first year. Take a look at the numbers then ...

  • Get 10% appreciation ($10,000) from your purchase price, net $3,600 a year from rents, add in your $1,000 in amortization ... and now your total gain is $14,600. That's a 42% return against your down payment!
  • Get 15% appreciation ($15,000), net $4,800 in rents, and add your $1,000 in amortization ... and now you're looking at $20,800 in total gain ... for a return of 59%.

And here's a key point ...

Your risk still remains very low.

Why? Because a 35% down payment is more equity than most people have in their properties after owning them for 10 years! So your rents easily pay all your costs, and you get all the appreciation, amortization, and net cash flow.

The upshot is you're still playing it safe ... but very smart at the same time ... with results 3 to 6 times what you might expect to make in the stock market - and without the volatility!

How to Enjoy a Tremendous Monthly Income
That Also Increases Over the Years

Let's take a quick look at how one investor, Alan, could use a Self-Directed IRA.

Alan pays $200,000 for a duplex. He uses $50,000 of his IRA funds as a down payment and mortgages the rest. Let's say his property appreciates by $10,000 the first year. That makes his return on his $50,000 IRA investment 20%, since $10,000 is 20% of $50,000.

Imagine what would happen if Alan were to invest the $200,000 in his IRA in four duplexes, putting $50,000 down on each. He would have $800,000 worth of real estate in his IRA - all appreciating at the rate of 6% per year. And if he were to hold those properties until the mortgages were paid off (maybe 15 or 20 years), he (and some day his heirs) would enjoy a tremendous monthly income generated by rents that also increased over the years.

How much? Well, let's say each of his duplexes generates $1,500 a month in gross rents, and each kicks off an extra $300 a month after all expenses. And let's use this extra cash flow to pay the mortgage off in 15 years rather than 30.

Now, where might rents be in 15 years? Well, over the last 30 years, rents have risen by an average of just over 5% a year. But let's say they rise 5% a year, exactly. That means, in 15 years, each of these properties will be generating $3,118 a month in rents! Times four, that's $12,472 a month ... or just shy of $150,000 a year!

And that's on properties that are now paid off free and clear ... so you could easily expect to net $84,000 or more on the properties after all expenses, including professional management. And that would be like pocketing $8,000 a month.

And, don't forget, that's on top of the equity you would have in them as well! If each one was worth $150,000 to start and rose by the long-term average of 6%, 15 years later it would be worth approximately $360,000. Times four, that's $1,437,935 in pure equity... on top of $8,000 in monthly cash flow!

I think you're starting to get the picture ...
